The Associate of American Medical Colleges (AAMC) Headquarters is located adjacent to Mount Vernon Square in the heart of Washington, DC. The project has helped to re‐establish a site on which several vacant lots and deteriorating buildings previously sat. Major design principles include historic preservation of existing commercial structures on the south side of the project, addition of several retail spaces at the ground level, and construction of a mid‐rise tower to house the AAMC Headquarters. The development includes office space, conference space, about 13,600 sf of retail on Level 1, and three levels of below‐grade parking for building occupants.
Three “sustainable” aspects of the AAMC Headquarters are listed below. They represent a sampling of measures implemented in the effort to create an efficient structure and a comfortable working built environment.
Per the energy model, use of LED lighting, daylighting controls and occupancy sensors has led to an estimated 35% reduction in projected interior lighting energy use when compared to the ASHRAE 90.1‐2007 baseline, and the combination of a high performance envelope, demand control ventilation and energy recovery has led to over 20% savings in projected space heating energy and cooling energy. These features combine to create an environment for the tenant that is not only energy efficient, but maintains a high level of indoor air quality.
Utilization of low‐flow water fixtures in the building helped to reduce potable water use by over 35% compared to baseline requirements. This includes low‐flow automatic lavatory faucets, low flow showers and efficient toilets and urinals. Also important is the conscientious design of the landscape to include plantings requiring minimal maintenance and with zero permanent irrigation demand to eliminate water use for irrigation of landscaping.
One of the core values for the AAMC is providing buildings with superior indoor air quality performance. This enabled the project to pursue eleven (11) credit points in this category and creates a tenant improvement environment that is highly amenable to tenants achieving similar levels of success in their build out performance.
This non‐smoking building is provided with a high quality ventilation system that provides increased ventilation to the space. This ventilation air is monitored via OA monitoring systems at all air handling units, and CO2 sensors in all densely occupied spaces. The ventilation system was protected from debris during the construction period, and was designed in concert with other building features to meet strict thermal comfort standards. To increase indoor air quality, low emitting materials were used during the construction process including low‐emitting adhesives, sealants, paints, coatings, flooring, as well as composite wood products and laminating adhesives that contain no added urea formaldehyde.
