Veritas Environment performed a range of simulation studies using IESVE to identify a potential 73% reduction in the building's overall energy consumption.

JohorLand Tower is a proposed multi-tenanted office tower located in the heart of Johor Bahru city, Malaysia. The tower sits upon an existing 8-storey retail podium with 27-storeys of office space. It is intended that the tower will be leased out to tenants while the building will be owned and operated by owner, JohorLand.

Veritas carried out a range of simulation studies in ApacheSim to assess the improvements of 47 design enhancement features intended to reduce the energy consumption of the tower. The study began with a base case building to which each design improvement was incrementally applied and both energy consumption and the peak cooling load was simulated for each scenario.

The design enhancements covered a number of passive strategies including: daylight harvesting, envelope insulation, glazing properties and building air-tightness. Various lighting improvement strategies were also analysed to identify potential reduction in lighting power density (LPD) and the extent to which smart lighting controls could influence overall efficiency.  A detailed air-conditioning system, modelled in ApacheHVAC, identified further opportunities for optimising energy efficiency and reducing the peak cooling load of the building.

The simulation results concluded that the proposed design improvements had the potential to reduce up to 73% of the building’s overall energy consumption when compared with the base building. Energy running costs to the building operator were reduced from a baseline of RM 2 million per year to just RM 500,000 per year, whilst the building energy intensity (BEI) - including tenant energy consumption - could be reduced from 212 kWh/(m².year) to 80 kWh/(m².year). The overall peak cooling load of the building also reduced by 35.5 %, meaning all air conditioning equipment capacities could be reduced to save on capital cost.
