Life Cycle Costing and Life Cycle Analysis in buildings – Can architects commercialise it? With IES - Yes, they can!

Can I really offer these services? How do I build my expertise? Can I improve BREEAM potential for my client’s project? How do I offer a competitive quote?

These are just some of the thoughts an Architect may have when asked about Life Cycle Costing (LCC) or Life Cycle Analysis (LCA). IES has always offered a simplified approach to LCC and LCA with its IMPACT compliant set of tools in the past and now with a collaboration with ‘One Click LCA’ (OCL) platform (press release).

To determine if there was genuine interest for these tools in the built environment sector, a FREE training session hosted by OCL “One Click LCA and IES Training for BREEAM UK NC 2018” took place in May this year. There was a huge amount of interest and the session reached sign up capacity within a couple of days. 

The release of the BREEAM UK New Construction (NC) 2018 standard in March 2018 helped generate interest in the training session. In this new standard, BRE heavily encourages and awards more credits for whole building life cycle assessment and use of sustainable construction products as compared to previous versions (up to 10 credits for Mat 01). The relevant LCA categories are Mat 01, Mat 02 and Mat 03 (Refer to BRE blog to see how this maps against BREEAM 2014 standard.). The guidelines for LCC are enshrined in Man 02 category and credits are available for capital costing, elemental life cycle costing and component level life cycle costing.

We saw a lot of enthusiasm among the participants at the training session. In our discussions, we realised they appreciated a number of things about our LCC/LCA tools.

  • First, use of the same 3D model for early stage design analysis like daylighting, sun lighting and overshadowing which saves users time (see our proposition for architects here).
  • Second, the ability to build scenarios for both costing and environmental impact by exporting construction data and energy performance across to the OCL online platform (half the job is done by IES modelling and simulation; see video for details).
  • Third, our annual subscription model which guaranteed a fixed price per year with unlimited LCC/LCA studies, which meant faster return on investment.

Someone asked – “So, what about the BREEAM potential?” We informed the audience that the combined offering could deliver over 50 credits in BREEAM UK NC 2018 and complied with all BREEAM and LEED versions (see chart below). A common theme shared among the attendees was that they would be able to engage their clients, who demanded better BREEAM rating for their buildings at cost-effective rates, with a Life Cycle Costing/Life Cycle Analysis angle. Another benefit was with the annual subscription model; they could offer competitive rates and recoup their investment with just a handful of projects in a year.
